Collings Guitars: Major site development and manufacturing facility
When Collings Guitars needed to expand and upgrade their manufacturing facility, the maker of the world’s finest acoustic guitars called on iON Constructors, L.L.C. iON Constructors even helped with site selection and when Bill Collings told Jon Smiley, President of iON Constructors, that he wanted a real estate investment along with a new factory, Smiley helped with his land acquisition as well. Collings now owns 16.4 acres of prime Texas Hill Country real estate fronting State Highway 290 West, just outside the Austin City Limits.
In addition to building the new Collings manufacturing facility, iON Constructors is installing drainage controls, utilities, water quality ponds, a new road, two driveway approaches bridging new concrete drainage culverts and storm sewerage. This will serve as the infrastructure for the entire 16.4 acres, not just for the Collings Factory. iON Constructors is working hand in hand with Mr. Collings and his company, Flat Top, L.P., to market, plan and build warehousing and mixed use investment properties on the site.
As for the Collings Guitar Factory, iON Constructors was involved in the project from day one. Jon Smiley personally attended architectural design and space planning meetings so that he would understand the scope of work as well as have the ability to keep the price in line with the customer’s budget. iON was also involved in civil engineering planning and mechanical, electrical and plumbing planning. iON Constructors, in tandem with Ceco Metal Buildings Systems provided the pre-engineered metal factory building. By being involved in the early stages of the project and negotiating the pricing with the owner, iON Constructors was able to deliver what the customer expected without compromise or misunderstandings as would occur in a publicly bid project.
